Terms of Service

Signio is intended for business and professional use. You may only use the Services if you have authority to do so on behalf of yourself or your organization.

Signio provides software and related tools for uploading, structuring, reviewing, comparing, and managing commercial lease information, together with related features that may change over time.

Some features may be marked as beta, preview, pilot, or coming soon.

You are responsible for:

• keeping login credentials secure;
• ensuring that account information is accurate;
• all activity carried out under your account, except where caused by our breach.

You must notify us promptly of any unauthorized use of your account.

You retain ownership of documents, files, and other content uploaded to Signio (“Customer Content”).

You grant us a limited right to host, process, store, copy, and transmit Customer Content as necessary to provide, secure, and improve the Services in accordance with our Privacy Policy.

You are responsible for ensuring that:

• you have the right to upload and use the content;
• the content does not violate law, confidentiality obligations, or third-party rights.

Commercial leases and related files may contain confidential business information and personal data. You are responsible for deciding what you upload and for using the Services in accordance with your own legal and contractual obligations.

Some outputs may be generated or supported by automated or AI-assisted processing. These outputs are provided for informational and workflow support purposes only.

Signio does not provide legal, accounting, tax, audit, investment, or other regulated professional advice. You are responsible for reviewing outputs and making your own decisions before relying on them.

You may not:

• use the Services unlawfully;
• interfere with the operation or security of the Services;
• attempt unauthorized access;
• reverse engineer the Services except where mandatory law allows it;
• upload malicious code or harmful material;
• use the Services to infringe the rights of others.

We may update, improve, modify, suspend, or discontinue parts of the Services from time to time. We do not guarantee uninterrupted availability.

If you purchase a paid subscription or paid feature, additional commercial terms may apply, including pricing, billing, renewal, and payment terms.

These Terms apply from the time you first use the Services and continue until terminated.

We may suspend or terminate access if:

• you materially breach these Terms;
• you use creates security, legal, or operational risk;
• we are required to do so by law.

You may stop using the Services at any time.

Where available, we may offer tools to export or delete data. Some information may remain in backups, logs, or records for a limited time after deletion.

We and our licensors retain all rights in the Services, software, design, and materials, except for Customer Content.

The Services are provided on an “as is” and “as available” basis to the maximum extent permitted by law.

We do not warrant that:

• the Services will be uninterrupted or error-free;
• outputs will always be complete, accurate, or fit for a particular purpose;
• the Services will meet every regulatory, legal, accounting, or operational requirement of your organization.

To the maximum extent permitted by law, Signio is not liable for indirect, incidental, special, consequential, or punitive damages, or for loss of profit, revenue, business, goodwill, or data.

Our total liability under these Terms will not exceed the amounts paid by you to us for the Services in the [12] months preceding the claim, or 5 000 SEK / 500 EUR if no fees were paid.

You agree to indemnify and hold harmless Signio against claims arising from:

• your Customer Content;
• your unlawful use of the Services;
• your breach of theres Terms.

These Terms are governed by the laws of Sweden, excluding conflict-of-law rules.

Any dispute shall be resolved by the courts of Stockholm, Sweden, unless mandatory law requires otherwise.

We may update these Terms from time to time. If we make material changes, we will update the “Last updated” date and provide notice where appropriate.
